Description of leak detection service for Residential Pools.
The leak detection of your pool will consist of the following services:

I will use various types of leak detection equipment to hear and locate the leaks in your pool.

The XLT-30H Electronic Listening Device takes pool leak detection to a new level with advanced electronic amplification and filtering. We find this to be the best listening device choice for those companies interested in making leak detection a major part of their service offerings. A touch pad control panel along with an easy to read digital display helps seal out moisture and enables even the novice to become proficient at leak detection. The advanced microprocessor enables enhancement of the weakest sounds like those in non-metallic pipes or those in sound muffling conditions. The XLT-30H is also designed to reject most loud interfering noises like wind, motors, and traffic. New to the filtering selection is a notched feature that allows independent suppression of an outside interfering sound, allowing the user to selectively tune to the desired leak noise.

The LeakTrac 2400 finds leaks by putting a small electrical charge into the pool water, then tracking the flow of electricity as it makes connections to the ground through conductive penetrations in the liner. This technology is effective on any water containing vessel with an electrically insulating shell (i.e. vinyl, fiberglass, etc.)

The Leakalyzer enables rapid determination of a pools water loss. It measures water level changes to the 10,000th of an inch, enabling leaks to be identified in as little as 5 minutes.

  • Determining the origin of the leak may take the following procedures, pressure testing of all pipes connected to the pool. Visual inspection of light niches, bottom drain, skimmers, and returns.
  • It is required at time of service that the pool is clear and clean and at a normal operating level, when arriving at the pool and I determine that the pool does meet these requirements an 85.00 dollar per hour charge will be accessed to the leak detection fee to assure that the pool is clear and clean, emergency situations will be addressed on an individual basis. Any chemicals that are needed to ensure that the pool is clear and safe to enter will be charged additional to the leak detection fee.
  • All materials such as underwater epoxy, plugs, resins and any other material that is used in the pool will be charged to you at additional cost.
  • Upon completion of the leak detection, a required payment of 500.00 dollars will be required to be paid at time of service, this can be paid either by cash, credit card or check.
  • If determined that a liner pool has multiple leaks and it is obvious that the liners integrity is past normal life expectancy any additional leak repair will be billed additional cost after the first service call, this is to include steps and liners.

Leak detections are based on the type detection needed, we will require the following information to give an estimate.

A picture of the pool, the pump station, the pool deck, we will discuss with you about distance from pump station to the pool.

If determined that we are required to purchase a City Business license this fee will charge additionally to the leak detection fee.

These prices are based on the pool being within 10 miles of our service area, we reserve the right to charge 85.00 per man hour for any travel time that we occur.
The basic leak detection fee for residential pools consist of 4 returns, two skimmers, two main drain outlets, one Polaris line.
The pump station must be easily accessed, there are certain situations that will require additional man hours to complete a professional leak detection.

Our leak detection procedures will first determine if the pool is losing water, before moving on to testing the spa and in floor cleaning system, we will work with you to determine any known factors that can eliminate unnecessary fees prior  to our leak inspection

  • Due to the sensitivity of my equipment any dogs that may normally have access to the pool area will need to be kept out while I am working, I do understand if they need a moment outside at different times during the day.
  • During the Leak Detection, we require our pool customers to allow the work to be performed with little interruptions, there can be a great need for uninterrupted concentration.
  • Any minor repairs that can be fixed while on site will be covered under the leak detection fee not including materials, any other repairs that will require additional work will be quoted additional to the leak detection fee, if I have been referred by another pool company they will have the right to bid this work first, I will go over with them in detail where the leak is, if they are not interested in the repair I will be able to bid the project with you.
  • Any information that you have about your pool that you can share is greatly appreciated
  • Upon completion of any service offered by Osborne's Pool leak Detection and I am not compensated

At the time of service, we will reserve the right to charge interest, attorney fees and court cost and any additional fees incurred to collect payment. By reading this contract and agreeing to it either by signing or agreeing to it by sending an email that you have read and agree to it legally binds you to all terms of this.

Commercial Pool Leak Detection

Information and Pricing

When providing a leak detection for a commercial pool, we will require the following items.
The pool must be closed during the leak detection, all pool pumps must be shut down, there are no contractors allowed in the pool area while we are working. Due to the sensitivity of the microphones that we use there must be a quite as possible environment.

We will require that we are sent pictures of the pump station and the pool if deemed necessary We will schedule an onsite evaluation of the pump station, this will allow us to have all the necessary plugs, fittings and repair parts needed to find the leak.

There are several different pool piping installations that can affect the outcome of the leak detection results.

One style of pool piping is that the pipes are run on the outside of the pool shell, we find pipes stacked on top of each other and lot times there are fittings with pressure applied to them from other pipes resting on them, this is a large cause of cracks and results in leaks.

The second way that pools are piped or plumbed is that the pipes are placed under the pool, when this style of pool installation has been used it changes the scope of the leak detection. When it is determined the pipes are under the pool and the leak is determined to be under the pool, the next step would to drain the pool and listen through the floor of the pool to locate the leak.

Prior to draining a pool, there must have an insurance or bond placed on the project, this will ensure that you as a client and my business is protected if there is any unforeseen movement of the pool shell.

All pools should have a plug in the bottom drain that can be removed while the water is still in the pool, this allows the water under the pool to enter the pool through the bottom drain and be pumped out, Certain areas have a very high-water table and it can take some time to pump the water out from under the pool.

Pump Stations

When a leak detection is performed there is a procedure of injecting air and water into the pool pipes including return lines, main drain lines, and skimmer lines, most of the time this is a simple procedure, there are exceptions that must be worked through to execute a proper leak detection.

One situation that takes additional labor and parts is if the three-way valves leak, in this situation the tops of the valves must be replaced, the next situation that occurs that there are times where there are small air and water leaks around the pump station pvc fittings, these fittings must be replaced to complete a professional leak detection.

Prior to any leak detection, I require a pool water to be in balance meeting Dhecs standards, this protects any staff when they are working in the pool water, all pools must be clean and clear at the time of the leak detection.

There may be a situation that the pool must be worked on while the water is not in balance, these cases will be reviewed prior to starting to ensure that we are able to ensure all staff is protected.

There will be a charge of no less than 500.00 dollars if the pool water is not accessible due to improper chlorine and ph levels.

Any PVC fittings, parts, repair products will be billed additional to any labor fees.

Any pools built above ground, over parking garages, in high rises, with retaining walls around them can be the most difficult leak detection to detect, settlement under and around pools will prevent the sounds we need to hear through the pool deck, we listen for bubbles, drips, splashes, gurgles and other sounds, we will use all means possible to pinpoint the leaks, if it is determined that the leak can not be heard through traditional leak detection methods, we will move to a visual inspection of piping, this will be done according to pressure testing and evaluating which line is losing pressure.

At this time a change order, estimate will be discussed prior to any more leak detection, It is always my goal to find a leak the most efficient, professional way possible.

There will be situations that require additional labor, such as the removal of plaster from around return fittings, unfortunate there are plaster companies that do not take the time to remove the fitting prior to plastering and this creates a situation that takes additional time to complete the leak detection.

There may be times when a main drain, return, and other fittings may break when removing, there will be replaced at an additional charge. In some situations the pool deck may have to have access holes cut in it at the areas located by the return fittings, this is done when the leak is located inside the pool wall and it cannot be detected by listening through the pool deck, if determined that the pool deck must be cut, these openings will start at by removing a 1 ft by 1ft square to visual inspect the piping, when these openings are repaired we only put plain concrete back in to fill the opening.
